Overview

A boundary survey establishes the legal limits of a parcel of land and marks them on the ground. Our surveyors research the existing title and survey records, locate the original boundary evidence, measure the parcel with survey-grade instruments, and set or replace the boundary marks so that what is written on your deed matches what is on the ground.

When you need one. Before you buy or sell land, before you build near a boundary, when a fence, wall or driveway is in dispute, when a neighbour's structure appears to cross the line, or when old marks have been lost to time, vegetation or construction.

What you receive. Boundary marks set at each corner, a survey plan showing the parcel's dimensions and area, and a written explanation of what was found. Where a plan must be lodged with the Lands and Surveys Division or presented to an attorney, we prepare it to the standard that office requires.

What to have ready. Your deed or certificate of title, any previous survey plans, and the names of the adjoining owners if you know them. If you are unsure what you hold, bring what you have and we will find the rest.

How we work

1

Records search

We pull the title, previous plans and the adjoining parcels' records so the survey starts from the legal position, not a guess.

2

Field survey

We locate the existing evidence on the ground and measure the parcel with GNSS and total-station equipment.

3

Marks set

Boundary marks are set or replaced at each corner, and the corners are shown to you on site.

4

Plan delivered

You receive the survey plan and our findings, prepared for your attorney, the Lands and Surveys Division or your own records.
